Welcome to FHM Property & Capital Partners. We are a real estate private equity group headquartered in Houston, Texas, specializing in the acquisition, renovation, operation, management, and disposition of residential multifamily assets.


ABOUT US
The Story
FHM commenced multifamily operations in November 2020 after several years of activity buying, rehabbing and selling in the single family residential space. ​Since then, FHM has grown its project portfolio to include larger multifamily acquisitions as well as commercial and retail assets through our sister company - Atelier Capital.​
We believe that residential apartment complexes are far more than just investments - they are people's homes, where families are raised and communities are built. We take great pride in building and strengthening these communities through quality value-add renovation and best-in-class property management service.​
Our group is comprised of like-minded investors and partners engaged in the pursuit of revitalizing real estate while generating above-average returns over 3-5 year time horizons - returns that few other assets classes offer outside of commercial real estate.

ACQUIRE
We endeavor to "buy right" in all markets and through all phases of the economic cycle. With disciplined underwriting and a focused approach to Class B and C multifamily assets, FHM seeks to capture significant value-add at the start of any transaction simply by purchasing at a discounted basis to prevailing market prices.

STABILIZE & ENHANCE
Upon project takeover, we immediately set to work to stabilize the property through a series of investments in remediation of mechanical deferred maintenance, exterior cosmetic improvements, amenity upgrades, and interior unit renovations. Simultaneously, our management teams diligently focus on operating cost optimization. All of these improvements are intended to bring property revenue and NOI performance in line with comparable market properties. Stabilizing and enhancing property performance ultimately boosts property valuation which translates into increased equity returns.

MONETIZE
Achieving the highest and best financial returns for our stakeholders is a paramount objective in our investment life cycle. We typically seek to monetize our investments within a 3-5 year hold period either through a leveraged recapitalization or an outright asset sale.
